How this is calculated

Occupancy = rooms sold ÷ rooms available. ADR = room revenue ÷ rooms sold.

RevPAR = room revenue ÷ rooms available. It is the only number that punishes an empty room and a cheap room equally.

Yearly leak = (target RevPAR − RevPAR) × rooms × 365, then halved, because not every night looks like last night.

Prices are before GST/HST. Add tax on top of the price shown, never inside your margin. Estimates, not advice.
