RevPAR calculator: what is my hotel really earning per room?

Occupancy flatters you and ADR flatters you. RevPAR is the one that tells the truth.

Occupancy says how many rooms you sold. ADR says what you got for each one. Either can look great while the other quietly collapses. RevPAR, revenue per available room, multiplies them together so a cheap full house and an expensive empty one score the same.

The formula

RevPAR = room revenue ÷ rooms available. Or occupancy × ADR, which is the same thing. Use room revenue only: breakfast, parking and tax do not belong in it.

What a good number looks like

At or above budget

You are on plan. Look at which segment got you there before you celebrate.

Within 10% of budget

Fixable. Usually it is rate: the house is full enough, the rooms are just cheap.

More than 10% under

Something structural: a lost account, an OTA discount left running, or a competitor opened.

What to do about it

  • If occupancy is high and RevPAR is low, raise rate on the busiest nights first.
  • If occupancy is low, check the OTA extranet for a discount nobody switched off.
  • Track it daily. A month of RevPAR hides the two nights that lost it.

Now do it with your numbers.
